Properties with high energy efficiency will achieve up to 33 percent higher market prices in 2023 compared to properties with low efficiency. This applies to both new builds and energy-efficient refurbished homes. These are the findings of a study conducted by ImmobilienScout24 on behalf of the German Energy Efficient Building Envelope Association (BuVEG). The average value advantage of energy-efficient properties is currently around 20 percent, a slight decrease compared to previous years (2021\/2022: 22 percent and 2020\/2021: 23 percent). It is particularly noteworthy that properties in eastern Germany are, on average, more energy efficient than those in western Germany.<\/p>\n
The study, the third of its kind in successive years, is based on an analysis of over 250,000 single-family homes, apartment buildings and condominiums. It compares these properties in terms of region and age class. Jan Peter Hinrichs, Managing Director of the Federal Association for Energy-Efficient Building Envelopes (BuVEG), summarizes the results: \"The trend towards increasing the value of buildings with high energy efficiency standards is continuing in Germany.\" He emphasizes that the energy renovation rate in Germany is low overall, with a greater need to catch up in the old federal states than in the new ones. This is primarily due to the wave of refurbishments in eastern Germany following German reunification.<\/p>\n
The study emphasizes the many advantages of energy-efficient measures such as insulation and window replacement. These measures not only reduce energy consumption, but also sustainably increase the attractiveness of a property.
