Study: Wages have risen faster than rents

Between 2015 and 2021, wages rose faster than rents on average across Germany. This is according to the study on the "Affordability of Rents" by the Haus und Grund association. According to the study, the median wages of full-time employees subject to social security contributions rose by 14.2% to €3,525 during the period in question. In the same period, existing rents rose by 7.3 percent to EUR 7.32 per square meter and new rents by 7.7 percent to EUR 8.02 per square meter.

This means that "renting has become more affordable for everyone on average during the period under review". The three most affordable districts for existing rents are Uckermark, Vorpommern-Greifswald and North Saxony. Vorpommern-Greifswald, Berlin and Potsdam Mittelmark come out on top in terms of new rents.

The three least affordable districts in terms of existing rents are Wolfsburg, Göttingen and Gifhorn. Kempten (Allgäu), Rosenheim and Dillingen a. d. Donau come out on top in terms of new contract rents. While wages (median) in Kempten (Allgäu), for example, only rose by 14.6 percent from 2015 to 2021, new contract rents here increased by 30 percent.
